We think it’s important that you’re across exactly what will be included in your inspection and to understand the elements, features and fittings that Jason will inspect so that you know what’s included in your building inspection report

 

Interior of the building:

  • Floors

  • Walls

  • Ceilings

  • Windows

  • Doors & frames

  • Kitchen

  • Bathrooms, WC (water closet) and Ensuite

  • Laundry,

  • Stairs

  • Damp problems.

 

Exterior of the building:

  • Walls

  • Doors & windows

  • Timber or steel frames and structures

  • Chimneys

  • Stairs

  • Balconies, patios and decks

  • Suspended concrete floors

  • Handrails and balustrades

 

Roof

  • Roof coverings (including tiles, sheet metal, shingles, slate, gables, flashings)

  • Skylights, vents, valleys, flues, guttering & downpipes, eaves, fascias & barges

  • ​Roof space including roof coverings, framing, sarking, party walls, insulations.

    Roof interior must have 400 x 500mm access opening, with a minimum 600 x 600mm high crawlspace, and be accessible from a 3.6m ladder.

    Roof exterior will only be inspected when accessible from a 3.6m ladder placed on the ground.

 

Sub-floor space:

  • Floor

  • Supports

  • Ventilation

  • Drainage

  • Dampness.

 

Property within 30m of house:


  • Garage and/or car port

  • Detached buildings

  • Sheds

  • Retaining walls (that support other structures & landscaping retaining walls taller than 700mm)

  • Paths and steps

  • Driveways

  • Fencing (including pool fencing)

  • Site drainage.

What’s not included:

 

General exclusions detailed in Standard AS 4349.1-207, including:

  • Electrical, smoke detectors, concealed plumbing, appliances.

  • Defects that would only be apparent under particular weather conditions or when using particular fitting and fixtures

  • Unauthorised building work or work not compliant with building regulations, unless requested separately.

Defects not apparent due to occupancy of occupant behaviour:

  • For example, non-use of leaking shower; Any areas where access is denied or where reasonable access is not available, including any concealed areas.

  • Reasonable access does not include:

    • Any destructive or invasive inspection methods

    • cutting or making access holes

    • moving furniture

    • floor coverings or stored goods.
